Review the Architectural Guidelines in the CC&R’s, By-laws and Rules and Regulations and become familiar with them.

Enforce the architectural Rules and Regulations consistently.

Review any applications and all plans for modifications, additions, or architectural changes to the exterior of their property (that result in changes to the exterior appearance of the property).

Either approve or disapprove Architectural requests within 30 days from the date the request was received and notify the homeowner of the decision.

Consult with the Property Manager and the Architectural Committee members regarding the approval of requests which are not routine changes according to Architectural Guidelines that are clearly approvable.

Convene the ARC as often as necessary to complete its assigned responsibilities, including voting on architectural applications.

Meet with homeowner to review requests and determine what documentation (sketch, description, plans, etc.) will be required to support the approval of the request.

When a request is not considered approvable, meet with the homeowner to discuss reasons for non-approval and suggest modifications which would result in approval and request that modifications be submitted for approval.

Provide the Board of Directors the information they need to make a final decision when a request doesn’t conform to the approved guidelines.

Overseeing community standards: Notify the chairperson or Property Manager of any architectural violation.

Assist with the recruitment of owners to serve on the ARC.
